The driving force of the design, was the concept of having two separate spaces. One for parking based on if you are a resident of the building and one if you are an employee that works with in the building. The covered parking under the podium is strictly for residents only, while the exterior parking is for employees that work with in the building. The allowance of parking under the building leaves room for an open air green space on the second floor based on the parking's shift in program. This second floor space allows for multiple visual connections to and from the surrounding community and the building. The first floor or podium is going to be made of steel that is triple wrapped gyp board for fire protection. The steel is then going to stretch throughout the building but as a exposed structural system. This was done, to allow for the intended fire protection between the two structures and to separate and a concrete plate with a 3-hr fire rating will separate the floors. This will then allow for the use of residential appartements to be housed above the podium structure. While the podium section below will have many various uses including commercial, office, and parking. The material throughout the podium section of the building will include steel and concrete. While above, will include black finished steel beams connected to a CLT floor plate. This is done to carry out the use of the steel throughout the building while achieving a decorative astatic with the connection between the CLT and steel. The CLT floor plates will tie directly back into the original structure of a podium style building, of light wood construction. This then allows for an accent of wood to be used in an inexpensive manner to create an open floor plan throughout the building. With the original roots of the podium structure maintained, it is also transformed through the use of new materials that allows for a new perspective of podium structures.
